Job Description:
Job Summary: The General Manager (GM) provides executive-level
leadership and strategic oversight for all facility operations
across a broad portfolio of buildings and campuses, encompassing
millions of square feet on military installation . This role
directs multiple supporting roles and ensures operational
excellence, contractual compliance, financial stewardship, and
efficient use of resources, including staff, equipment, and fleet
assets. GM plays a critical role in client relations, team
development, and organizational performance.Duties and
Responsibilities:Leadership & Operational Oversight
- Provide strategic leadership to managers and supervisors
responsible for multiple buildings covering millions of square
feet.
- Ensure service consistency, quality assurance, and operational
efficiency across all teams and facilities.
- Develop long-term operational plans that support growth,
innovation, and enhanced service delivery.
- Establish performance benchmarks, conduct high-level
inspections, and implement continuous improvement
initiatives.Contract & Client Management
- Oversee all facility contracts to ensure compliance with terms,
service level agreements (SLAs), and key performance indicators
(KPIs).
- Serve as the primary liaison for clients, vendors, and senior
stakeholders, resolving escalated issues and negotiating contract
renewals or amendments.
- Support RFP (Request for Proposal) responses, contract bids,
and presentations on new business opportunities.
- Develop and manage multi-million-dollar budgets including
labor, supplies, equipment, and overhead expenses.
- Monitor financial performance through regular analysis of
P&L statements, operational costs, and revenue streams.
- Identify cost-saving opportunities, control expenses, and
ensure profitability without compromising service quality.Fleet &
Asset Management
- Oversee the operation, maintenance, and utilization of the
fleet (vehicles, machinery, transport equipment).
- Establish preventive maintenance schedules, safety protocols,
and compliance with regulatory requirements for fleet
operations.
- Work with procurement to ensure optimal acquisition and
deployment of assets.Human Resources & Team Development
- Lead workforce planning and talent acquisition for the
division.
- Mentor and coach managers and supervisors, fostering a
high-performance culture of accountability, professional growth,
and employee engagement.
- Oversee training programs that enhance skills, safety, and
service standards at all levels of the workforce.Compliance, Safety
& Risk Management
- Ensure compliance with federal, state, and local health and
safety regulations (e.g., OSHA).
- Develop and enforce policies to mitigate risk, promote a safe
work environment, and ensure regulatory adherence.
- Lead crisis management planning and response strategies,
including for natural disasters, pandemics, and other
emergencies.
- Implement systems for tracking work orders, timekeeping,
inventory, fleet usage, and customer feedback.
- Generate executive-level reports and dashboards for performance
monitoring, forecasting, and strategic planning.Other Duties
- Represent the organization at leadership meetings, industry
events, and client engagements.
- Perform other responsibilities as required to support
organizational goals and service excellence.Knowledge, Skills and
Abilities:
- Strong knowledge of facilities operations and industry
standards across multiple facility types.
- Advanced understanding of contract management, negotiations,
and procurement processes.
- Proficiency in managing fleet logistics and support
infrastructure.
- Exceptional leadership, organizational, and team-building
skills.
- Strong analytical thinking and decision-making abilities.
- Advanced communication and negotiation skills, both verbal and
written.
- Proficiency in using software for scheduling, financial
tracking, fleet management, and operational reporting.
- Familiarity with LEED standards, sustainability practices, and
advanced custodial technologies is a plus.
- Ability to respond swiftly and effectively to operational
challenges, emergencies, or service disruptions.Education and
Experience:
- Bachelor's degree in Business Administration, Facilities
Management, Operations Management, or a related field is required,
master's degree preferred.
- Minimum of 8-10 years of progressive experience in custodial,
facilities, or service operations, with at least 5 years in a
senior leadership role overseeing multiple sites or regions.
- Extensive experience managing client contracts, large budgets,
and organizational assets including fleets and equipment.
- Prior experience in public or private sector service contracts,
union environments, and multi-building portfolios is highly
desirable.Physical Requirements:
- Must be able to conduct facility inspections, which may involve
walking in large areas, climbing stairs, or bending.
- Frequent travel between sites and to client meetings is
required.
- Must be able to lift and move up to 30 pounds
occasionally.
- Must be available to respond to after-hours operational
