EXPECTATIONS 1. Job Title & Position Information Job Title: Senior
Estimator Reports To: Management Team Employment Type: Regular
Schedule: Monday–Friday, 8:00 a.m.–6:00 p.m., with flexibility as
required Compensation: $75,000 - $110,000 2. Position Summary The
Senior Estimator leads the preparation of accurate, competitive,
and timely cost estimates for commercial and industrial
construction projects. This role manages the full estimating cycle,
including reviewing RFPs, analyzing drawings and specifications,
developing proposals, coordinating subcontractor bids, and
preparing detailed Bills of Materials (BOMs). The ideal candidate
brings deep construction knowledge, strong analytical and
mathematical skills, and the ability to develop high?quality
estimates independently for complex projects. The Senior Estimator
plays a key role in supporting bid strategy, pricing accuracy, and
clear communication across internal and external stakeholders. 2.1

all eligible employees. 3. Core Responsibilities 3.1 Estimating
Leadership & Proposal Development Lead the preparation of detailed
cost estimates for commercial and industrial construction projects.
Review RFPs, project specifications, drawings, and scope documents
to determine project requirements. Develop complete proposals
including pricing, clarifications, exclusions, scope narratives,
and supporting documentation. Prepare accurate Bills of Materials
(BOMs), quantity takeoffs, and cost breakdowns. Ensure all
estimates meet internal quality standards and are submitted on
time. 3.2 Subcontractor, Vendor & Pricing Coordination Solicit,
evaluate, and negotiate subcontractor and supplier bids. Ensure
subcontractor scopes align with project requirements and company
standards. Identify cost?saving opportunities, value?engineering
options, and risk factors. Maintain and update pricing databases,
historical cost data, and vendor information. 3.3 Project
Collaboration & Pre?Bid Support Participate in pre?bid meetings,
site visits, and project walk?throughs. Collaborate with project
managers, engineers, and leadership to support bid strategy and
scope alignment. Assist with developing budgets, preliminary
schedules, and bid presentations. Provide insight on
constructability, production rates, and potential risks impacting
project pricing. 3.4 Documentation, Standards & Deliverable Quality
Maintain organized estimating files and ensure documentation is
complete, accurate, and ready for audit. Prepare reports, summary
sheets, and pricing analysis for review by management. Ensure
estimating processes support consistency, clarity, and continuous
improvement. 4. Short?Term Expectations (First 30 Days) Become
familiar with company estimating templates, workflows, and
documentation standards. Demonstrate accuracy in BOM preparation,
quantity takeoffs, and subcontractor coordination. Begin leading
assigned estimates with minimal supervision. Attend site visits,
pre?bid meetings, and review sessions to understand current project
requirements. Establish consistent communication and clarification
practices with management, engineers, and subcontractors. 5.
Long?Term Plan & Growth Objectives Lead complex estimating efforts
independently with high accuracy and minimal rework. Strengthen
subcontractor coverage, pricing accuracy, and value?engineering
practices. Improve estimating documentation and output quality to
support a higher proposal win rate. Contribute to the development
of standardized cost databases and pricing tools. Build strong
cross?department collaboration to support preconstruction,
operations, and project management. Serve as a subject?matter
expert for estimating best practices and cost?analysis
methodologies. 6. Weekly & Monthly Deliverables Plan 6.1 Daily &
Weekly Deliverables (Ongoing) Daily: Maintain updated estimating
files, subcontractor quotes, takeoffs, and supporting
documentation. Daily: Communicate blockers, missing information, or
scope clarifications as they arise. Weekly: Provide bid status
updates, upcoming deadlines, subcontractor needs, and risks to
management. Weekly: Confirm next?week estimating priorities,
schedules, and bid deliverables. 6.2 Monthly Deliverables & Review
Monthly review of estimating output: quality, timeliness, and
number of estimates completed. Monthly analysis of bid results,
win/loss outcomes, and cost?accuracy improvements. Monthly update
of pricing databases and vendor/supplier cost information. Monthly
proposal of at least one improvement to estimating workflows,
documentation, or processes. 7. Work Expectations & Availability
Must ask questions immediately when drawings, specifications, or
instructions are unclear—no assumptions. Ability to manage multiple
bids and deadlines in a fast?paced environment. Additional hours
may be required during peak bid periods. Maintain professionalism,
strong follow?through, and clear communication at all times. 8.
Qualifications 5 years of experience as an Estimator in commercial,
industrial, or related construction sectors. Strong understanding
of construction methods, materials, and industry standards. Ability
to read and interpret blueprints, specifications, and technical
documents. Experience preparing proposals, RFP responses, and
subcontractor bid packages. Strong knowledge of BOM creation,
quantity takeoffs, and cost analysis. Proficiency with estimating
software and Microsoft Office (Excel required). Excellent
communication, negotiation, and organizational skills. Ability to
manage multiple bids simultaneously. Bachelor’s degree in
Construction Management, Engineering, or related field preferred.

Performance Review & Continuation of Engagement This consulting
engagement is performance?based. Continuation of work, expansion of
responsibilities, compensation changes, and any future
discretionary immigration support (including work visa sponsorship)
are contingent upon sustained performance, measurable deliverables,
and business needs. The consultant will be evaluated bi?weekly
based on the daily/weekly deliverables and KPI expectations
